Overview

We have just completed a brand new basement flat designed and built for this purpose exclusively. Features secure private entrance, private full bath; kitchenette with microwave, toaster oven, cooktop, full sink, dishwasher and mini-fridge; living room with brand new wall-mounted 50" smart TV, free Netflix access, and Wii game box; free WiFi (for first guest - additional fees will apply for second guest), private bedroom with study nook; access to washer / dryer and full size fridge adjacent to flat. Access to large deck and garden with hammocks. Our house is located in old NDG, a stately neighborhood known for its mature tree-lined streets and numerous green spaces. Quiet nights make for comfortable sleeping and there is plenty of parking. 500 m (1 min walk) from Concordia University (Loyola Campus) and 30 minutes from all other universities and downtown by public transit (10 min by car). 15 minutes from Pierre Elliot Trudeau (Dorval) airport. We are a maximum of 45 minutes by public transit from Old Montreal, The Main (Saint-Laurent street, heart of the party district and trendy resto scene), Sainte-Catherine Street (the infamous main drag of Montreal), Plateau Montreal, Mile End and The Quartier Latin with its many theatres, bars and terraces; Place des Arts, Montreal's premier venue for big stage productions and concerts from orchestra to rock balladeers; The Bell Centre, our hottest spot for stadium-style concert-going and sports events; The Montreal Museum of Fine Arts, Pointe-a-Cailliere, and Maison Marguerite Bourgeoys, the Lachine Canal, and many other historic sites; Atwater and Jean-Talon markets; Mount-Royal Park, Westmount Park (the former designed by Frederick Law Olmsted and the latter inspired by same); The Monkland Village (10 min walk - local trendy street full of foodie eateries and watering holes), Westmount Village (upscale shops, cafes and restaurants), the Olympic Village, including the Biodome, and the Botanical Gardens; and much much more. HOUSEHOLD GUIDELINES EMERGENCY 1. In case of EMERGENCY, please DIAL 9 1 1; 2. The nearest MEDICAL CLINIC (called CLSC in Quebec) is : CLSC Benny farm 6484, Monkland Avenue, Montréal, QC H4B 1H3 3. The nearest HOSPITAL is : McGill University Health Center 1001, Decarie Boulevard, Montréal, QC H4A 3J1 4. It is advisable that guests obtain insurance for their property, civil liability insurance and other insurance as advised by their insurer. GUESTS ARE NOT COVERED BY OUR INSURANCE POLICY. GUEST PROPERTY IS NOT COVERED BY OUR INSURANCE POLICY, NOR IS GUEST CIVIL LIABILITY. If you have any questions, please contact your insurer; 5. Emergency water shut-off valve is located behind the headboard of the bed in the bedroom. The water is turned off when the lever is in a position perpendicular to the pipe. You will need a coin or a flat head screwdriver to open the access trap for the valve; 6. The electrical panel is located behind the washer/dryer. Individual circuit breakers are labeled on the electrical panel cover; 7. A fire extinguisher is provided and is located under the sink in the kitchen. Please use in case of emergency; 8. Please read the instruction and care manuals for the appliances and electronics before using. These manuals have been provided for you at the beginning of your stay. Should you have any questions, please ask before using the appliance in question; 2. When using the shower, please turn the fan on by pressing the button on the fan timer corresponding to the time you usually take for a shower. Once finished showering, please press the button corresponding to 60 MINS on the timer. The fan will turn off by itself after the prescribed time has elapsed; 3. Please always use the exhaust fan (incorporated into the microwave) when cooking on the stovetop; 4. Individual convection, baseboard or kick space heaters are located in each room. You may adjust the thermostats for each one individually to your comfort level when in the flat. Please make sure to adjust to 17 degrees when absent from the flat; 5. Please make sure the faucets are turned off when leaving the bathroom or kitchen; 6. Please make sure all windows are closed and locked when leaving the flat; 7. Please make sure all the lights are off when leaving a room or when absent from the flat; 8. Please make sure stovetop burners are off and the toaster oven is off when absent from the flat; 9. Please lock the side door when absent from the flat. Turn ALARM ON; 10. Please do not attempt to adjust or manipulate the water heater tank and the central electrical furnace located in the mechanical closet beside the mini-fridge; 11. Guests may use the deck and the hammocks. Please pick up after yourself and put the hammocks back in the bin under the deck after use; 12. Please DO NOT HANG PICTURES or other items from the walls, doors or any other surface in the apartment; 13. GUESTS ARE RESPONSIBLE FOR ANY BREAKAGE OR DAMAGE THAT OCCURS DURING THEIR OCCUPATION OF THE FLAT. CLEANING 1. General: guests are expected to maintain the flat clean, and to return it at the end of their stay in the same state in which it was provided to them; 2. No BOOTS or OUTDOOR SHOES are allowed in the flat. Please leave them in the boot tray at the door provided for this purpose; 3. Cleaning the counters and sinks: please use mild soap and water or “VIM” (FOR THE KITCHEN AND ALCOVE COUNTERS ONLY) http://www.vim.ca/en/cleaning-guides/default.aspx only to clean the kitchen and alcove counters; 4. Please wipe down the shower walls and glass after each use with the squeegee provided; 5. You are expected to provide your own cleaning products. The washing machine uses HIGH EFFICIENCY (usually denoted “HE” on the packaging) detergent only. The concrete floor, shower and bathroom sink and cupboards may be washed with mild soap and water (NO ABRASIVE DETERGENTS PLEASE). After using the dryer, please clean the lint tray located on the top of the dryer. After using the washer, please leave washer door slightly open to aid in drying out the tub. SERVICES 1. WiFi and Netflix are provided as a courtesy to the guest. However, as the available space for downloading and uploading is limited, additional costs may be charged if these limits are exceeded; 2. A landline is provided to the guest as a courtesy. Local calls are free. Long distance or numbers for which a fee is applicable (411, certain services) will be charged to the guest; 3. Garbage and recycling bins are located outside the side door. Pick-up is on Mondays and Thursdays; 4. Composting: we compost, so please keep your compost and put in composter located outside the flat. No meats or fats please. USEFUL ADDRESSES 1. Here one can find seafood and oysters; bring your own wine eateries; Chinese, Mexican, Indian, Caribbean, Greek, Lebanese, traditional French, and Japanese cuisine; ice cream and frozen yogurt; bars, shops and more. SOMERLED AVENUE has all the basics, like supermarket and convenience stores; pharmacy; banks; diners and small coffee shops and a dry cleaners. All this is within 500 meters – 3 kilometers (7-30 min walk). For a more historic destination, head to Old Montreal, The Old Port or China Town.
