Lovely flat in the of Szeged
Overview
We are a family of 5 living in TWO homes most of the year. This is the site of our beloved FLAT which is very close to the centre of Szeged (South East Hungary). Our other home is outside of Szeged - still very close to the city (about 15 minutes drive between the two homes). That is a beautiful little FARM that we use from about March till about the end of November usually. During the winter time we stay in the flat for about 3 months. As the school of our kids is just around the corner of our flat we also use the flat when they attend school. Our daily routine is very changeable but I can say that one of us (parents) spend some hours in the flat almost every day. We usually have our lunch here with our little daughter (she finishes with her school at 12.30 pm) and then she has a nap at the flat till the bigger ones finish at the school. So, in short this is about the usage of our homes: FLAT: - We use only the flat in December/January/February. - Bw March-June: We use the flat during the day (maximum from 8 am till about 4 pm) - Bw August-November: We use the flat during the day (maximum from 8 am till about 4 pm) FARM: - We use only the farm in July and August. ------------------------------------------------------------ We are especially looking for (ERASMUS) STUDENTS/DIGITAL NOMADS who want to STAY FOR SEVERAL MONTHS with us. Why should you choose us instead of a "normal" rent? - All BILLS ARE INCLUDED in the price (internet, heating, water, electricity). - There is NO DEPOSIT unlike ads on any other site! - As we are a family who partly lives there we are HAPPY TO SHARE all our knowledge and experiences with you about Szeged/Hungary. We love sharing and helping so you will feel as if you were PART OF OUR FAMILY. - As we live there only PARTLY you will also have the possibility to stay alone. House Rules
PLEASE, KEEP IN MIND! - We use our FLAT as ONE OF OUR HOMES which means that at certain period of the year (bw March-June and September-November) we don't sleep here during the night but we use it during the day (bw around 8 am - 4 pm). - We can also offer to stay couple of days (eg. weekends) with us in our lovely FARMHOUSE (about 15 minutes far from the flat by car / about 30 minutes by bus). So you would be able to see how we live at both places. We can also help you in getting there and back. I guess this option can be even more interesting as you would be able to see what life is closer to the nature at a farm while being able to enjoy the closeness of a culturally great city centre. FLAT RULES: APARTMENT HOUSE - As it is an apartment house it is very important that you don't disturb our neighbours eg. with too loud music. - As it is an apartment house there is a garden that you can use but you need to know that our neighbours might use it too. Actually there is not too much things to do there but in case you just want to be outside of the house it is possible to sit on a bench under the tree. - You need to know that our flat is on the 2nd floor which means that you need to use the steps. ROOM - Right now we can offer our guest room that has a sofa bed (for 2 persons) inside. We plan to change it after a while but in case you want to come in the near future that is what you can use for sure. - There is also a huge wardrobe there so you will be able to put your stuff there. - We will prepare clean bed linen for you. BATHROOM - The bathroom and the toilet is separate but as there is only one by each we all will use the same places. - In case you need you can use our towels. KITCHEN - The kitchen is well equipped so in case you want to prepare anything for yourself you are allowed. KITCHEN AND LIVING ROOM - This is the place we use the most. It is quite big with several chairs, a sofa and an armchair. This is the heart of our flat so we would spend our common time at this part of the flat. It is very sunny and our personal things are really pretty. I believe it is really good to be among them :) - Feel free to use the kitchen but please clean up after yourself. BIKES/SCOOTERS/PARKING PLACE - In case you want to use our bikes or scooters it is possible but you need to let us know about it. - In case you arrive by car you can leave your car in front of the apartment house. It is safe and free - the parking area starts one corner closer to the city centre. SMOKING AND KEEPING ANY KIND OF PETS ARE NOT ALLOWED IN OUR HOME! PLEASE KEEP OUR HOME SECURE AND LOCK DOORS AND WINDOWS WHEN LEAVING THE HOUSE! AS WE WILL LIVE TOGETHER WE SHOULD KEEP THE FLAT CLEAN TOGETHER. PLEASE HELP US IN THE DAILY/WEEKLY CLEANING! PLEASE DO NOT BRING STRANGERS INTO OUR HOME. IF YOU WOULD LIKE TO INVITE A FRIEND OVER, ASK FIRST! PLEASE RESPECT OUR HOME BUT FEEL COMFORTABLE. Subject of the Agreement The Lessor rents out one room of the apartment owned by the Lessor, located at …. in Szeged, to the Lessee, including the use of the common areas (kitchen, living room, bathroom, toilet, pantry). 2. Duration of the Lease The rental agreement is concluded for a fixed period: from ... until ... 3. Rent and Payment The rent is ... EUR/month if the Lessee is the sole tenant of the apartment. If two persons rent the apartment, the rent is ... EUR/month in total. The rent includes utility costs and the condominium fee. The apartment has unlimited broadband internet. In case of excessive use of utilities (e.g. water tap left open for days, air conditioner left running for an extended period) or in case of damage, the Lessee is obliged to contribute to the costs incurred. The rent must be paid by the 10th day of each month via Wise – except for the first month, when the first rent must be paid on the day of arrival. (If the Lessee has not used Wise before, we will send an invitation to the application.) If the use of Wise is not possible for the Lessee, the rent can be paid via bank transfer. 4. Deposit The parties agree that no deposit will be required. 5. Meals The rent does not include meals. 6. House Rules The Lessee is obliged to comply with the House Rules attached to this Agreement. Violation of the House Rules may be grounds for immediate termination of this Agreement. 7. Address Registration The Lessor undertakes to provide the Lessee with the necessary documents for official address registration – if required. 8. Other Agreements of the Parties The Lessee may only host third persons with the prior permission of the Lessor. The Lessee is obliged to use the apartment properly and to comply with the rules of cohabitation. Upon termination of this Agreement, the Lessee must return the room and the common areas in a clean and proper condition. 9. Dispute Resolution In matters not regulated in this Agreement, the provisions of the Hungarian Civil Code shall apply. The parties shall primarily attempt to settle disputes amicably. Apartment Rules Condominium -As it is a condominium, it is important not to disturb the neighbors (e.g. with loud music). -The condominium has a garden that you may use if you wish to be outside the apartment, but please note that neighbours may also be outside at the same time. -The apartment is on the 2nd floor, which means you need to use the stairs. Room -At the moment, we can offer the guest room with a sofa bed + clean bed linen. We plan to replace it later, but it has not happened yet. -There is a large wardrobe + shelves in the room to store your belongings. -The room also has a desk which can be used for studying. Bathroom -The bathroom and toilet are in separate rooms, but since there is only one of each, we will use them together when we are in the apartment. Keeping them clean is also a shared responsibility. -If necessary, we can provide towels, but everyone uses their own toiletries. Kitchen -The kitchen is well equipped, so it is possible to prepare almost any meal. -Please tidy up after yourself and keep the kitchen clean after use. -There is also a built-in dishwasher that makes washing dishes much easier. Kitchen and Living Room -This is the most frequently used part of the apartment: spacious, with several chairs, a sofa and an armchair. This is the heart of the apartment, where we can spend our time together. If you wish to be alone when we are there, you can go into your room and close the door. Waste Management -Household waste must be collected selectively. -Full bins must be emptied in the designated place, in turns. -Waste must always be taken out by Wednesday evening each week. -The condominium has a shared compost bin where vegetable/fruit residues are placed. -Waste management is also one of our shared responsibilities. Important Rules -Smoking and the use of any drugs are not permitted inside the apartment or in the indoor areas of the building (e.g. stairways, shared storage). -Keeping pets is not permitted. -Always lock the doors and windows when leaving the apartment! -We use the apartment together, so we keep it clean together! We expect help with daily/weekly cleaning (cleaning the kitchen, bathroom and toilet, vacuuming the common areas in addition to your own room, taking out the garbage, doing your own laundry, etc.). -Before inviting guests, please consult with us first! What We Undertake -We also take part in the cleaning of the apartment – ensuring that the responsibility is fairly shared. -When you arrive in Szeged, we will pick you up at the train station by car and take you to the apartment. -We are happy to show you around the city during the first days + we can send you an information booklet about Szeged in advance, where we collected shops, cafés, sights, etc. -We provide clean bed linen and towels. -During the first 1-2 weeks, we are happy to lend you one of our bikes/scooters, but since you are staying for a longer period, we would like you to obtain your own if you need one. You can keep your bike safely locked in the shared storage with the neighbors. -We can also offer the possibility to spend some time (a few hours or a day, e.g. at weekends) with us at our farmhouse (approx. 15 minutes by car / approx. 30 minutes by bus from the apartment). If we are driving and there is room in the car, we can help you with transportation. If you help us at the farmhouse (e.g. gardening / chopping wood / building activities / teaching English to children…), we will provide you with food on that day (similar to our Workaway volunteers). -You can always contact us if you have any questions or needs. We will try to help you as much as possible.
