Overview
Indulge in the elegance of this chic, luxurious waterfront mansion. Situated right by the water, it features a private dock on the Gorge and a lush backyard filled with exotic palm trees. Only a 10-minute walk from various amenities like ILUKA Coffee shop, Thrifty Food, a pharmacy, and a bus stop offering a convenient 15-minute ride to downtown. The tranquil upper-floor bedroom is cozy and serene, furnished with queen-size beds and a spacious closet for hanging clothes. The room includes a private bathroom, with a small fridge and microwave for your convenience. The house is shared by my friend Seth and me. I am usually at home most of the time as we both work remotely either full or part-time. We highly value our guest's privacy and ensure they have space while being readily available when needed. Please note that this is a non-smoking residence. Fully stocked kitchen for cooking, complete with a rice maker, condiments, spices, and essential utensils. The kitchen is designated for individual use. Please respect your hosts' cooking space and anticipate the same courtesy in return. Living Room: A bright and roomy space featuring a sectional couch. Bathrooms: The bathroom is equipped with a shower and a jet tub, with an additional powder room downstairs. Laundry Room: A full-size laundry area complete with detergent and other essentials. House Rules
● Rooms are for use as residential occupied premises only. Neither the Occupied Room nor any part of the occupied premises will be used at any time during the Term of this Sublease Agreement by the occupant for the purpose of carrying on any business, profession, or trade of any kind, or for the purpose other than as a private single-person residence. ● I will leave all spaces better than I find them. No one likes living in a mess. It is expected that you will clean up anything you use or alter before leaving that space. ● Any alterations to communal space must be confirmed by the lease holder before modifications made – hanging art, adding furniture, etc. ● Occupants will not enter each other’s bedrooms without permission, except in cases of emergency (fire, theft, water leak, repair/service appointment, etc.) ● The Kitchen, living room, dining room, laundry facilities, and yard are shared spaces and may be used by any anyone without permission. However, your host may request the exclusive use of one communal area (backyard, kitchen/dining room, or living room). In such cases, the occupants will endeavor to give privacy to their host. If the so-called area is the kitchen, and you need to access it to get your food you have to be discreet. Do not interfere in conversations or gatherings unless your host invites you to do so. ● No gatherings are allowed. ● We agree that “quiet time” will be from 8 pm until 7 am during the week as well as on weekends and holidays. This rule applies for when there is a gathering as well. With regard to noise, it is further agreed that: ● We define ‘quite time’ as: not producing noise (playing music, listening to movies, having conversations, etc.) that can be heard inside the other roommate’s rooms and outside the house including the downstairs unit. ● Rooms are single occupancy. In the event that it becomes multiple occupancy, the occupancy agreement will have to be terminated.
