House Rules

Identity Verification (Self Check-In Guests): For building security and guest safety, the person collecting the keys and accessing the apartment must be the guest who made the booking. Before check-in instructions are provided, guests are required to: 1. Upon arrival at the lobby (mail room), send a clear photo of themselves holding their government-issued photo ID via Homestay messages. 2. Ensure the name on the ID matches the booking name. Your face should be visible in the photo (optional sunglasses/hat removal recommended) and the ID details must be legible. This process is quick and helps ensure a safe stay for everyone. No access instructions will be released until this step is completed. If the verification is not provided, the booking may be cancelled without refund in accordance with Homestay’s Guest Refund Policy. ⸻ Key & Access Card Return — Video Confirmation At checkout, guests must return the apartment key and lift access card/swipe tag to the locked mailbox in the building’s mail room. Guests are required to send a short video via Homestay messages showing: 1. The mailbox location (number not spoken or shown in messages). 2. The date and the checkout code (provided by host on departure day). 3. The key and access card in your hand. 4. Dropping both items into the slot in one continuous shot. 5. The locked mailbox after drop-off. Your face is optional. If video upload fails, send two photos instead (item in slot + locked mailbox). Replacement fees for lost or non-returned items: • Basic apartment key: $20–$50 (depending on lock type) • Lift access card/swipe tag (all-in-one card): $80–$120 (per building management rules) If either item is not returned, the replacement cost will be claimed via Homestay’s Resolution Center. ⸻ Security Deposit (Listing Explanation) A refundable security deposit is required to cover the safe return of the apartment key and lift access card/swipe tag. No charges are made upfront — the deposit is managed through Homestay’s system. If either item is missing or damaged at checkout, the following replacement fees apply and may be deducted from the security deposit: • Basic apartment key: $20–$50 • Lift access card/swipe tag: $80–$120 The deposit is fully refundable once the items are returned as per the checkout procedure.
