Welcome and thank you for visiting my listing on Homestay! Accommodations for any type of travel are welcome. It’s important to note, I am new to this site as of August 2024 but have owned and operated this property since 2017. Many seasoned hosts are happy to report that we all got through the covid drama hosting medical professionals by adapting to regulations. Reviews are available—just message to know more. This single family country home sits on 1.5 acres. The BLUE MOUNTAIN BIKE PARK/SKI RESORT and APPALACHIAN TRAIL are nearby with many outdoor opportunities for year-round recreation. (Trivia 101: Pennsylvania is home to 229 of the most picturesque miles on the Appalachian Trail.) Local hiking spots become a haven for photographers. The room rental in the house often feels like a retreat without all the extra guests. In contrast, Independence Hall in historic Philadelphia is 80 miles south—a great place for any “country mouse” to become a “city mouse” for the day. Major highways are just minutes away.

Online booking works in harmony with a monthly lease. If needed, I am willing to review & sign a nondisclosure or confidentiality agreement for any guest/employer/insurance company. (As we all know anyone can get displaced by a natural disaster like a hurricane, tornado, tsunami, or wildfire.) DEBIT/CREDIT CARD, VENMO, or CHECK All GUESTS must have valid documentation to secure a booking (just like a hotel). House rules are similar to a policy. They help guests (domestic or international) understand my commitment to others. I value transparency and these rules were written to ensure everyone’s happiness, comfort, privacy and security knowing safety issues can happen at any lodging because of scams, unethical practices or physical issues with properties. If you decide to book here please know that we are always open to discuss any privacy concerns you may have (especially if you are traveling on business). We stay mindful of any social media that might influence your privacy while here. We hope you do the same. Minimum Stay: 30-Nights* as per a township ordinance (*an update to allow shorter stays is pending review.) We get around this 30-day ordinance by accepting weekly payments and issue a REFUND when a stay changes to less than 30 days. Maximum Stay: 180-Nights/6-Months (firm) Maximum Occupancy: 2-guests in the one guest room (queen size mattress) BOOKING RESERVATIONS: The fee is based on a single or double occupancy. To give you privacy all guests will be asked to clean their own room and pull the bed linens. Clean sheets and towels will be provided weekly, and cleaning materials are supplied for the private guest bathroom. (If you require fresh bed sheets daily that is not a problem—just let me know.) Laundry baskets are in the closet for the bed linens and personal laundry. Guests will be given a key to come & go as they please. I never want to interfere with a schedule others may follow. Laundry machines are in the basement. If the basement location feels uncomfortable a 24-hour laundromat is nearby. If you have dry cleaning, I can coordinate drop off. (An additional fee is negotiated in the event of a guest request for bedroom/bathroom cleaning or laundry service.) Visitors: The room rental is for the exclusive use of the registered guest(s). No outside visitors are allowed unless cleared in advance. No unregistered guests are allowed overnight. Any GUEST (domestic or international) acknowledges and agrees that this residency does NOT constitute a permanent residency. If you want to receive mail delivery you need to coordinate a temporary general delivery account or P. O. Box with the local USPS branch. PAYMENT: This listing is set up to receive payments by DEBIT/CREDIT CARD, VENMO, or CHECK. Full payment receipts are available to comply with financial transparency. If a separate party (like a family member or employer) is making payment for a guest, I understand and request the reservation be in the name of the person staying in the house. Your signed lease to secure the room rental is expected in advance (3-days, if possible), but we can agree on a date for that with payment installments (generally monthly) at some point in time before you check in. FOOD & DRINK: Please inform me in advance of any allergies or dietary restrictions and I will do my best to accommodate. Most baked goods are gluten free and prepared in the home with a wide range of options. Fresh fish, sausage/meat, fruit or vegetables will be available for breakfast or a grab & go meal if requested. When I first opened a menu was posted. It’s easy to be flexible and accommodate meals. Liquor Consumption: Should you wish to consume alcoholic beverages or any of the fine wines from our area during your stay, I ask that you do so responsibly. Glassware and corkscrews are available for your use. SAFETY & SECURITY GUEST'S CARE OF PROPERTY/REPAIRS: a. Guest shall: 1. Tidy up after yourself & tidy up the kitchen if you cook. (It’s never a bother if messes are big—I can help.) 2. Dispose of all personal trash. 3. Use care when using any electrical, plumbing, heating, ventilation, or other facilities or appliances on the Property. 4. Let me know immediately if any repairs are needed. (You are on holiday.) b. Guest shall not: 1. Keep any flammable, hazardous, or explosive materials on the premises. 2. Destroy, damage, or deface any part of the premises. (i.e. no oils or fats down any sink drain.) 3. Disturb the peace and quiet of other neighbors. PETS: For the relaxation and pleasure of our guests, pets are not permitted. (Being pet friendly comes at a high price and this rule helps keeps prices low for guests/tenants. The insurance industry is very busy with ongoing changes in home share and animal legislation. Many insurance companies have decided to not offer home share or pet friendly coverage. The list of companies that do offer policies are very short and policies very expensive. Unfortunately, many landlords avoid this awkward discussion with tenants.) PET EXCEPTIONS: Service/Therapy Dogs are allowed by law & require no pet security deposit. INTERNET ACCESS: Local cable offers download and upload speeds of 2G in their new upgrade. Information to log in will be available after check-in. SCREENING SERVICE RULE: Special attention is always given to verify the details of a reservation with the guest identification provided. A background check (“ApplyCheck”) is used for domestic and international screening. I recommend you check their online website to know more. Realtors use this nationwide when placing anyone in housing. * Local ordinances have been a game changer. (For that I am sorry.) A MONTHLY ROOM/LEASE AGREEMENT will be sent to you for review & signature prior to check in. Online booking with “Home Stay” is a great convenience that works in harmony with a signed Lease Agreement.
