Overview
The apartment is located in Fiano Romano, a town in the province of Rome a few kilometers from the Tiber-Farfa nature reserve. Located north of the capital, Fiano opens the doors to Sabina, a region of historical interest and rich in medieval villages, each with its own watchtower. The surrounding area offers enchanting landscapes, in which to immerse yourself before setting off to discover the best local food and wine spots, and is certainly attractive for nature lovers, with paths for pleasant excursions in which the predominant sound is that of the slow flow of the river Tiber The apartment is easily accessible by car and represents the ideal stay for those who are not in too much of a hurry to catapult themselves into the chaotic rhythm of the city. In fact, it is in a strategic position with respect to the A1 Rome-Florence motorway and only eighteen kilometers from the Grande Raccordo Anulare. Given the extreme proximity, in a few minutes you can reach any point of the capital, and as an alternative to the motorway, both the Salaria and the Tiberina can be traveled on, two state roads that run along the river. For those who prefer to travel by train, a shuttle service is available from the nearby Fara Sabina station, located on the FR1 railway line, which connects it in thirty minutes to Rome and in just over an hour to the "Leonardo da Vinci” in Rome Fiumicino. The apartment is located on the second floor of a building equipped with a lift and offers two welcoming bedrooms with a shared bathroom: a double bedroom and a twin bedroom with separate beds and the possibility of an additional cot. The rooms are very bright, from them you can admire the Teverina plain and the celestial vault from one hundred and eighty degrees, and access the adjacent terrace. Francesco, the owner, is available to his guests not only to indicate the most characteristic locations and routes in the surrounding area, but also as a guide for those who wish to discover the wonders of Rome and its less touristy and less conventional suggestions.

B & B FIANO ROMANO Payment. Please note that to confirm your reservation a 25% deposit is required (in addition to the commission paid to the site), to be paid via PayPal within 48 hours of booking. Once the booking is confirmed, the host will contact you for further details. Internal regulation Welcome to my B & B! Francesco is happy to welcome you! We inform you that the rules to be observed within the B & B are not only those established by law, but above all those dictated by common sense and mutual respect. Staying in a bed & breakfast The B & B is a private apartment in which one or more bedrooms are made available to guests and the use of some common areas, while the other rooms are for the exclusive use of the owners. This accommodation service, offered by those who have residences and domicile in the dwelling is of an irregular nature, includes breakfast and is insured by using the normal family organization. Booking method The arrival Since the B & B are small family-run facilities, there is no reception service available as always in hotels, so please let us know by phone the estimated time of arrival at least 24 before. Going to the structure without having advised about the arrival time can provoke expectations and this problem can not be a reason for complaints or claims for reimbursement. Upon arrival at the B & B, it is necessary to deliver a valid identification document for each guest (passport, identity card or driving license), necessary for the registrations required by current legislation. Failure to comply with this obligation constitutes an infringement of the provisions of the criminal code and authorizes us to request the immediate abandonment of the B & B. The guest data are processed in accordance with the current privacy legislation. Payment must be made in cash. By law, the B & Bs are not commercial activities, they are not required to issue any tax document. To prove your payment, we can issue a non-tax receipt confirming the amount and details of your stay. Then you will be shown the room with the relative bathroom assigned to you and the common areas at your disposal. Within the B & B, for reasons of Public Security, access to other persons in addition to registered guests is prohibited at any time. Time of arrival Check-in: after 1.30 pm, early or postponed times must be agreed. Check out: strictly before 10.00 am Different times must necessarily be agreed. Breakfast Breakfast is consumed in the kitchen approximately between 8.00 and 9.30 Luggage The B & B declines any responsibility for the loss, theft or damage of objects of your property left in the rooms if the same were not delivered upon arrival to the management for safekeeping and for any damage to people, animals or things to and from third parties. It is not allowed to leave personal belongings in the common areas. Otherwise we decline all responsibility. The cleaning The bathroom is cleaned every day between 9.00 am and 10.30 am, cleaning the rooms every four days or, if guests so wish, every day with a supplement of 5 euros per room. The change of linen is done every 4 days and at each guest change. Possible damages If the guest causes damage to the structure, to the accessories belonging to the assigned or other premises, he is obliged to immediately inform the owner and after necessary checks to the debit of the relative expenses. Correct and civil use of toilets is recommended, avoiding throwing anything into W.C. (please use the appropriate bins). It is also recommended to turn off the lights every time you leave the room. The smoke Smoking is prohibited inside the B & B. The observance of this simple rule arises from the need to protect those who do not smoke and who will come after you. You can smoke on the terrace and the cigarette butts in the appropriate ashtrays, not in pots or other places. Peace and tranquility The B & B is located in an area where silence and rest are guaranteed. Please therefore observe the total silence from 22.00 to 8.00 and from 14.00 to 16 hours.00, and to maintain a behavior that at no time of day and in no way damage the tranquility of others, we live in a condominium with other people. Other prohibitions It is forbidden to use gas cookers or similar inside the structure, as they can cause damage to the structure, people or things. It is forbidden to consume and prepare meals inside the room. If the guest does not comply with this regulation in its entirety we reserve the right to terminate, according to the applicable contractual regulations, your stay in the B & B.
